Area home sales fell in May

More than 20 percent fewer homes sold in the Cincinnati area last month than a year before.

In the Cincinnati region, which includes Butler and Warren counties, 1,652 units were sold in May, compared with 2,132 a year earlier, a 22.5 percent drop, according to figures released by the Ohio Association of Realtors.

The average sale price for those properties was $152,870, a 25.7 percent drop from the $159,483 average sale price last May, OAR officials said.

The totals come from closings reported through the local multiple listings service.

Real estate industry observers said federal tax credits for homeowners artificially inflated 2010’s sales figures.

Statewide, 9,108 homes changed hands during the month, a 20.8 percent drop from 11,503 units sold in May of last year, OAR officials said.

The average Ohio sales price was $132,337, a 3.4 percent from a year ago, according to OAR.

How To Find Foreclosure Listings in Cincinnati - The Cincinnati ...

How many times have you clicked on a “Free Foreclosure Listing” website only to discover that the “free” part is just a 7 day trial?

It’s sneaky and underhanded but it’s being done all over the internet…by the best of them. And if you’ve spent any time trying to find the foreclosure “mother load” online you know exactly what I mean.

Meanwhile, there really is a way to get free foreclosure listings in Cincinnati (and anywhere else for that matter) but I’m afraid it involves getting help from a Realtor® who belongs to the local Multiple Listing Service. Here is some information that may be of help:

1. All foreclosures get listed with Realtors® including HUD homes, VA foreclosures, Fannie Mae foreclosures, Freddie Mac foreclosures, USDA foreclosures and all the other government backed mortgage sources.

2. All foreclosure listings get placed in the local Multiple Listing System (MLS) right along with the other listings. (They aren’t hoarded by banks or mortgage companies)

3. New foreclosure listings get added to the Multiple Listing Service every day.

4. There is a lot of competition in the foreclosure buying arena. If you want to be a serious player, you need to get foreclosure listings as soon as they hit the Multiple Listing System. The really good deals don’t last.

6. Nearly all MLS systems allow Realtors® to perform specific “property type” searches that segregate a particular type and/or price range of property. This would include, as an example, all 3 bedroom ranch homes with gas heat priced between $175,000 and $200,000 in Mason, Ohio. Or, it could include all active foreclosure (bank owned) listings in Warren County, Ohio. See example below for all active single family foreclosure listings in Warren County, Ohio as of Dec. 14, 2010. There are 87.

 

Unfortunately, most of the Realtor® MLS boards do not allow the public to perform this type of search, but they do allow Realtors® to do it and export the information to clients. For whatever reason, they (the MLS board members) feel this information should remain “proprietary” to Realtor® members only. Silly, but true.

7. The MLS systems also have a capability that will allow a Realtor® to automatically send new listings of a specific property type to customers on a daily basis, via an email update. Each MLS has their own name for the service, but it all amounts to the same thing. It’s easy to set up and completely automatic. The Realtor® doesn’t have to do another thing once he/she enters the prospect and property type particulars.
