How vacation homes benefit Vt.'s bottom line

From the shores of South Hero to the golf courses and ski slopes in Stowe, Vermont is filled with more than 50,000 second homes.

"They create by their being here a lot of vibrancy associated with the village," said Ed Stahl of the Stowe Area Association.

New census numbers show second homes make up 15.6 percent of the overall housing supply in the state-- up 1 percent from 2000.

For the first time we're seeing how the percentages break down by county:

In Grand Isle County 36 percent of homes fit the category.

In Essex County it's 38 percent.

Only 2.7 percent of homes in Chittenden County qualify.

In Lamoille County 17 percent of homes are vacation destinations.

When you zero in on the town of Stowe it jumps to 40 percent.

"It does a lot to allow people to have things they otherwise might not in terms of services, but it also places a demand for those service levels," Stowe Town Manager Charles Safford said.

This year second homeowners in Stowe paid $2.8 million in municipal taxes and a large portion of the $22 million the town sent to the state's education fund.

"It provides us with the resources to develop the town and make sure we proved the resources and amenities which constantly change over time in terms of what the consumer wants," Stahl said.

Safford says having the part-time residents as full-time tax payers is also good for downtown.

"The second homes also feed into our commercial base, because when they are here they like to dine and shop and do things to enjoy their time in Vermont," he said.

Now the challenge for Stowe and many communities across Vermont is to make sure the modest increases in the last decade continues to grow, and they may be turning to Montpelier to lead the effort.

"We want to maintain our quality of life, at the same time if it becomes tax prohibitive, people will look elsewhere to invest in a second home and enjoy their off time," Safford said.

Time which translates into money as communities across the country compete for vacationers' cash.
